We Will Tell You Not To Buy It

Metal is 4.6% of Sacramento County re-roof permits, and for most homes composition is the rational purchase. If you are selling in five years we will say so. If you are keeping the house, metal is very likely the last roof you will install — and then the only question is whether it is installed properly.

Five different roofs, one word

“Metal roof” covers everything from screwed-down barn panels to hand-soldered copper. The spread in price and in service life is enormous, so start by deciding which system you are actually buying.

Ask how many they did last year

Because metal is a small share of permits here, most Sacramento roofers install very few. Competence with composition does not transfer — this is sheet metal work, and nearly every metal roof failure we are called to is an installation failure rather than a product failure.

Ask any bidder how many standing seam or stone-coated roofs they completed in the past twelve months, and ask to see two of them. The answer is frequently the most useful thing you learn all week.

What makes a metal installation last

The four details that decide it

  1. High-temperature underlaymentStandard felt degrades under a metal deck. A rated synthetic is the specification, not an upgrade.
  2. Room to moveA long panel at 105°F is longer than at 40°F. Pin it at both ends and it oil-cans and works its fasteners.
  3. Compatible metalsCopper against aluminium or bare steel corrodes the other metal. Fasteners and flashings have to match.
  4. Attic ventilationMetal radiates heat away at night and can run below air temperature. Intake at the eaves, not just a ridge vent.

The finish warranty is a separate document

A metal roof carries more than one warranty. The substrate warranty covers the steel against perforation. The finish warranty — chalk, fade, film integrity — is its own document with its own, usually shorter, term. It is the one that governs what your roof looks like in year fifteen, and almost nobody asks for it.

Under Central Valley UV, that makes PVDF (Kynar 500 or Hylar) versus SMP a real decision rather than an upsell.

Common questions

Is a metal roof worth it in Sacramento?
On a long hold, often yes — it survives our UV and heat far better than composition and it is the last roof many homes need. On a five-year hold, usually not: the premium over composition is unlikely to come back at resale in this market. How long you plan to own the house is the question that decides it.
How much more does metal cost than shingles?
Broadly two to four times composition, with exposed-fastener panels at the low end and standing seam or copper at the top. The spread within metal is wider than the gap between composition and entry-level metal, which is why the system matters more than the word.
Are metal roofs noisy in the rain?
Not meaningfully on a house. The noise reputation comes from barns with panels over open purlins — a house has a solid deck, underlayment, attic space and insulation between you and the panel. Stone-coated steel is quieter still.
What is the difference between Kynar and SMP?
Kynar 500 (PVDF) is the premium coating with far better colour and gloss retention under UV; SMP is a lower-cost polyester that chalks and fades sooner. Sacramento is a high-UV climate, so on a roof you intend to keep for decades, PVDF justifies itself.
Can you install a metal roof over shingles?
Sometimes — over a single sound dry layer, with a system designed for recover, where the jurisdiction permits it. What you give up is the deck inspection, and since roughly 37% of permitted Sacramento County re-roofs (2023–2025) involve sheathing, rot or structural work, that is usually the wrong trade on a forty-year roof.
How long does a metal roof last?
A well-installed concealed-fastener system should comfortably outlast two composition roofs. The limiting items are fasteners, sealants and flashings rather than the panels — which is why installation quality matters more here than product choice.
